Overview

RAEBUILD successfully completed the construction of three new classrooms and associated ancillary facilities in March 2025 on behalf of the Future Generation Trust, with support from Staffordshire County Council. The project replaced an existing building that had reached the end of its useful life, delivering modern, fit-for-purpose educational accommodation that enhances the learning environment while meeting the operational requirements of the school under its F1 (Schools, Colleges and Universities) use classification.

The Brief

The project involved the replacement of an existing school building with a modern, purpose-built facility designed to enhance the learning environment and support the school’s long-term needs.

The clients vision was to create a building that would inspire pupils, staff, and visitors alike, while making a positive contribution to the local community and wider regeneration initiatives in the area.

The new building was required to provide approximately 220m² of gross internal floor area, accommodating three classrooms together with supporting facilities including a lobby/cloakroom, pupil toilets, and a staff WC with accessible provision.

A key project objective was to minimise disruption to the school and surrounding community throughout construction, with particular focus on maintaining safe access, controlling noise, and effectively managing environmental and visual impacts.

The Solution

We delivered the project as Principal Contractor, managing the design, demolition, and construction of a new three-classroom modular building within a live school environment. Working closely with Concept Education Services and the Future Generation Trust, we developed a detailed design that incorporated modern methods of construction, using a pre-fabricated insulated timber frame system manufactured off-site and assembled on-site to improve programme efficiency, quality, and sustainability.

The new facility provides three modern classrooms, supporting welfare facilities, accessible WC provision, and enhanced external areas including new fencing, playground space, and level access ramps. High-performance glazing, improved insulation, and natural cross-ventilation were incorporated to create an energy-efficient and comfortable learning environment.

Throughout the project, careful planning, traffic management, and close collaboration with the school ensured works were completed safely and with minimal disruption to pupils, staff, and daily operations.

The Outcome

The project was successfully completed in March 2025, providing Etching Hill CE Primary Academy with a modern, purpose-built learning facility that supports both current and future educational needs. The new building has replaced an outdated classroom block with three high-quality classrooms and associated facilities, creating a welcoming, accessible, and inspiring environment for pupils and staff.

Designed with sustainability and long-term performance in mind, the facility benefits from improved insulation, high-performance glazing, enhanced accessibility, and increased natural light and ventilation.

Delivered with minimal disruption to the occupied school site, the project has increased pupil capacity, improved learning opportunities, and provided a lasting asset that will benefit the school and wider community for many years to come.
