Overview

RAEBUILD was appointed to design and deliver the exclusive £2 million Littlehay Manor Farm development in the picturesque village of Colton, Staffordshire. Situated within a former farmyard setting adjacent to the historic Littlehay Manor House, the scheme carefully combines the restoration of traditional agricultural buildings with the construction of high-quality new homes.

 

The Brief

The objective was to create a bespoke residential development that would preserve the character and heritage of the existing farm buildings while introducing high-quality new homes designed for contemporary family living.

The project required the careful conversion of five traditional barns into luxury residences, retaining their original scale and external appearance while completely reimagining the internal spaces. Alongside the conversions, five new-build three-bedroom homes were to be constructed, designed to sit sympathetically within the historic farmyard setting and complement the surrounding architecture.

Given the site’s proximity to the Grade II* listed 16th-century Littlehay Manor Farmhouse, particular attention was required to ensure the development respected the area’s historical significance and rural character.

The Solution

We delivered a comprehensive design and construction solution that balanced heritage conservation with modern residential requirements. The existing barns were carefully converted to provide spacious, character-filled homes featuring contemporary layouts and premium finishes while preserving the traditional brickwork, proportions, and architectural features that define the site’s agricultural history.

The five new-build homes were arranged across two distinct blocks, with plots 1, 2 and 3 forming the first terrace and plots 4 and 5 forming the second. Each property was constructed to a high specification, incorporating luxury fitted kitchens, quality bathrooms, underfloor heating, hardwood internal joinery features, and modern energy-efficient construction methods.

Externally, the development retained the appearance of a traditional farmstead, with carefully landscaped communal areas, private parking, and sympathetic architectural detailing helping the new and existing buildings sit naturally within the rural environment.

The Outcome

The completed Littlehay Manor Farm development successfully delivers a unique blend of heritage and contemporary living. The restored barns retain the character and charm of the original agricultural buildings while offering luxurious modern interiors, and the new-build homes provide spacious family accommodation finished to an exceptional standard.

The development has transformed a redundant farmyard into an attractive residential community that enhances the local area while preserving its historic identity.
