Property Conversion & Refurbishment

Client: RPS Property Developments

Overview

RAEBUILD successfully completed the conversion and refurbishment of The Malt Mill in Stafford on behalf of RPS Property Developments, transforming a prominent historic commercial building into a high-quality residential development. The 30-week project involved the creation of eleven contemporary apartments while carefully preserving and enhancing the character of the existing building.

The Brief

The project brief was to convert the existing Malt Mill building into eleven high-specification residential apartments while retaining the character and architectural features of the original structure.

The client sought to maximise the building’s potential through the reconfiguration of internal spaces and the creation of additional accommodation within the roof void.

The scheme also required improvements to the building’s external fabric, including repairs and refurbishment works to the roof and façade, together with alterations to the basement level to provide secure resident parking.

The objective was to deliver a premium residential development that combined modern living standards with the unique character and heritage of the existing building.

The Solution

We undertook a comprehensive programme of conversion and refurbishment works over a 30-week period. The first floor was carefully soft stripped to allow the internal reconfiguration of the building, while a new mezzanine floor was constructed to utilise previously unused roof space and maximise residential accommodation.

Extensive refurbishment works were carried out to the existing structure, including repairs to the roof and external fabric to preserve and enhance the building’s appearance.

Internally, the apartments were finished to a high specification, incorporating contemporary kitchens, luxury bathrooms, bespoke fitted storage, and premium fixtures and finishes throughout.

Works to the basement created valuable resident parking facilities, providing a practical solution within the constraints of the town centre location.

The Outcome

The completed development has successfully transformed a former commercial building into an attractive collection of eleven contemporary apartments that blend character with modern living.

Original architectural features have been retained and enhanced, helping to preserve the building’s identity while creating comfortable, energy-efficient homes.

Residents now benefit from spacious, high-quality accommodation finished to an exceptional standard, together with secure parking and a highly convenient location close to Stafford town centre.

The project demonstrates our expertise in delivering complex conversion and refurbishment schemes, creating lasting value through the successful regeneration of an existing building.
